What To Inspect, Clean, and Repair
Walk around your property, looking for signs of Winter damage and opportunities to extend the lifespan of some regions of your home.
- Roof: Look for missing shingles, signs of leaks, and deterioration of the flashing. This is essential to ensure the structural integrity of your house. In fact, most asphalt roofs last 12-20 years. So, if your roof is twelve years or older, pay special attention during your inspection. For example, water damage on the walls and ceiling warrants immediately contacting a professional.
Cracked, curling, and missing shingles will at least require repairs. When these issues persist, they could be signs of poor shingle installation or poor attic ventilation.
Similarly, balding shingles usually accompany other signs of an aging roof and will need urgent repairs. Shingles loose granules over time; a few loose granules may be fine. Unfortunately, a completely bald roof is vulnerable to damage.
Lastly, ensure trees and branches aren’t within five feet of your roof. Trim any branches and shrubs too close to prevent scratching and damage to your roof, siding, and windows.
- Gutters: Gutters divert water from your home’s foundation. Unfortunately, debris in the gutters can cause standing water to overflow and drop onto the foundation, which attracts mosquitoes and pests.
So, check for damage and clear any debris from the gutters.
- Siding: Look for cracks, scratches, peeling paint, missing panels, dents, and moisture penetration. Repairing these issues prevents further deterioration as it warms up outside.
- Windows and doors: Poor insulation increases utility bills, so check the window and door seals. Ensure they function correctly and there aren’t leaks, cracks, or signs of wear.
Small cracks may become large in the blink of an eye, so repair the gaps, weather stripping, and caulking. Then, wash the windows and doors to prevent wear.
- HVAC system: Clean the HVAC system and replace the filters. Then, make sure it functions properly. A local appliance specialist can assist with diagnosing problems and repairs.
- Plumbing features: Inspect for leaks, corrosion, and signs of damage that occurred over Winter. You may have to replace the seals.
- Foundation: Check for settling, cracks, and signs of moisture, as these issues worsen with Spring thawing and rain. Inspect the grading and drainage so water doesn’t pool around the foundation. Next, clear debris from the foundation vents and window wells.
- Wood areas prone to rot: Clear debris off the deck and patio. Check the deck, patio, railings, steps, and windowsills for rot, decay, loose connections, and Winter damage. Repair or replace any damaged wood, and touch up the paint, stain, or finish.
Then, pressure wash the decks, patios, driveways, walkways, siding, soffits, and outdoor furniture.
- Outdoor systems: Investigate the lighting, irrigation, and electrical systems for functionality and safety.
- Sprinkler heads: Snowplows and cold weather tend to damage sprinklers. Look for leaky valves and check the watering schedule on the control panel.
- Lawn maintenance equipment: Check and tune up these items. Examples include charging batteries, replacing old gas, sharpening tools, and lubricating moving parts.
